Accommodation
Terms & Conditions

Accommodation agreements and related contracts made between our hotel (hereinafter referred to as “Futaba Hotel”) and guests shall be governed by the terms of this agreement.

For any matters not stipulated in this agreement, applicable laws and regulations or generally accepted practices will apply.

If Futaba Hotel agrees to a special arrangement within the limits of the law and common practice, such arrangement shall take precedence over the provisions of this agreement.


Guests who wish to make a reservation with Futaba Hotel are required to provide the following information.

(1) Guest Registration Form
*Required for all guests, including adults, minors, children (including pre-school age), and infants.

(2) Dates of stay and estimated time of arrival.

(3) Accommodation charges.

(4) Other information as deemed necessary by the hotel.

If the guest wishes to extend their stay beyond the original reservation dates, a new accommodation agreement will be considered as applied for at the time of the request.


(1)The accommodation agreement is considered concluded when Futaba Hotel accepts the guest’s application.
However, this does not apply if the hotel proves that it did not accept the application.

(2)If the stay extends beyond the original period, the guest must pay a deposit as specified by the hotel, by the date designated by the hotel.

(3)The deposit will first be applied to the total accommodation fee.

If cancellation or damages occur (as outlined in Articles 6 and 18), the deposit will be applied in the following order.

1. Cancellation fee.
2.Compensation.
3.Any remaining amount will be refunded or used for other charges as per Article 12.

(4)If the deposit is not paid by the deadline specified by the hotel, the accommodation agreement will be void.
However, this only applies if the hotel has clearly informed the guest of the deadline.


  1. Notwithstanding Paragraph 2 of the previous article, Futaba Hotel may agree to a special arrangement where the guest is not required to pay a deposit after the agreement is concluded.
  2. If Futaba Hotel does not request a deposit when accepting the reservation, or does not specify a payment deadline for the deposit, it will be considered as having accepted the special agreement stated above.

Article 4-1
Cooperation with Infection Prevention Measures

Futaba Hotel may request guests to cooperate with infection prevention measures as outlined in Article 4-2, Paragraph 1 of the Hotel Business Act (Act No. 138 of 1948).


Article 5
Refusal to Conclude an Accommodation Agreement

Futaba Hotel may refuse to conclude an accommodation agreement under the following circumstances.

【Note】This does not mean the hotel will refuse accommodation for reasons not specified in Article 5 of the Hotel Business Act.

  1. If the request does not comply with the terms of this agreement.
  2. If no rooms are available due to full occupancy.
  3. If the guest is likely to engage in acts that violate laws, public order, or good morals.
  4. If the guest falls under any of the following.

     - Organized crime groups (Boryokudan), members, affiliates, or any antisocial forces as defined in Article 2 of the Act on Prevention of Unjust Acts by Organized Crime Group Members.
    (Act No. 77 of 1991)

    Corporations or organizations controlled by such groups or members.

    Corporations whose officers include gang members.
  5. If the guest’s behavior seriously disturbs other guests.
  6. If the guest is recognized as a patient of a specific infectious disease as defined in the Hotel Business Act.
  7. If the guest makes violent demands or requests beyond a reasonable level.
    This does not apply when guests seek reasonable accommodations based on the Act for Eliminating Discrimination against Persons with Disabilities.
  8. If the guest repeatedly makes excessive requests that place an unreasonable burden on the hotel and significantly affect service to other guests, as defined in Article 5-6 of the Hotel Business Act Enforcement Regulations.
  9. If accommodation is not possible due to natural disasters, facility failure, or other unavoidable reasons.
  10. If the case falls under a provision specified in local government ordinances.

Article 5-1
Explanation for Refusal to Conclude an Accommodation Agreement

Guests may request an explanation from Futaba Hotel if the hotel refuses to conclude an accommodation agreement based on the previous article.


Article 6
Guest’s Right to Cancel the Accommodation Agreement

(1)Guests may cancel the accommodation agreement by notifying Futaba Hotel.

(2)If the cancellation is due to reasons attributable to the guest, the hotel will charge a cancellation fee as listed in Appendix 2.

However, this does not apply if the guest cancels before paying a deposit requested under Article 3, Paragraph 2.

If the hotel has agreed to a special arrangement under Article 4, Paragraph 1, the cancellation fee will only apply if the guest was informed of it in advance.

(3)If the guest does not show up on the scheduled date without prior notice, the hotel may consider the reservation as canceled by the guest.

If the arrival time was specified in advance, the cancellation may be applied after a certain time has passed.


Article 7
Hotel’s Right to Cancel the Accommodation Agreement

Futaba Hotel may cancel the accommodation agreement under the following circumstances.

Note】This does not mean the hotel will refuse accommodation for reasons not stated in Article 5 of the Hotel Business Act.

  1. If the guest is likely to violate laws, public order, or good morals, or is found to have done so.
  2. If the guest falls under any of the following.
    ・A member or affiliate of an organized crime group (Boryokudan), or other antisocial force.
    ・An organization controlled by such groups.
    ・A corporation with any executive who is a gang member.
  3. If the guest engages in behavior that causes serious disturbance to other guests.
  4. If the guest is confirmed to be a patient with a specific infectious disease.
  5. If the guest makes violent demands or requests beyond a reasonable level.
  6. This does not apply to requests based on the Act on the Elimination of Discrimination against Persons with Disabilities.
  7. If the guest repeatedly makes excessive demands that significantly hinder services for other guests, as defined in Article 5-6 of the Hotel Business Act Enforcement Regulations.
  8. If the hotel cannot provide accommodation due to natural disasters or other force majeure events.
  9. If the situation falls under a provision of a local government ordinance.
  10. If the guest smokes in bed, tampers with fire safety equipment, or violates other rules set by the hotel.
  11. If the hotel cancels the agreement based on the above, the guest will not be charged for services not yet received.

Article 7-1
Explanation for Hotel’s Cancellation of Accommodation Agreement

If Futaba Hotel cancels the accommodation agreement based on the previous article, the guest has the right to request an explanation of the reason for the cancellation.


Article 8
Guest Registration

  1. Submission of the guest registration form.
    (required for all guests, including children)

     – Full name, age, gender, address, phone number, place stayed before arriving at our hotel, and place you plan to go after checkout.

     *To ensure your safety in emergencies, we ask for your previous and next locations.
    (such as your home or next destination)

     *This is a legal requirement under the Japanese Hotel Business Act, especially in case of disasters.
  2. A copy of the passport or residence card for all guests, including children.
  3. Departure time or estimated time of departure.
  4. Any other information deemed necessary by the hotel.

Article 9
Hotel’s Responsibility

(1)If Futaba Hotel causes damage to a guest due to the performance or non-performance of the accommodation agreement or related contracts, the hotel will compensate for the damage.

*However, this does not apply if the damage was not caused by reasons attributable to the hotel.

(2)To prepare for emergencies such as fire, the hotel is covered by liability insurance for innkeepers.


Article 10
Alternative Arrangements if Contracted Room Cannot Be Provided

If Futaba Hotel cannot provide the guest with the reserved room, the hotel will, with the guest’s consent, try to arrange alternative accommodation under the same conditions as much as possible.

*However, if the reason for not being able to provide the room is not due to the hotel’s fault, no compensation will be paid.


Article 11
Handling of Deposited Items & Valuables

Futaba Hotel does not accept custody of guests’ valuables, cash, precious metals, perishable foods, or fragile items.

Guests are kindly requested to manage such items with care on their own.

While we strive to ensure a safe and secure stay for all our guests, we appreciate your cooperation in personally safeguarding your valuables.

Please note that the hotel cannot compensate for damage or loss of items whose type and value were not declared in advance.


Article 12
Storage of Guest Luggage & Personal Belongings

  1. If a guest’s luggage arrives at Futaba Hotel before their check-in date, the hotel will store it responsibly only if prior consent has been given.

    The luggage will be handed to the guest at check-in.
  2. If a guest’s luggage or personal belongings are left behind after checkout, and the owner is identified, the hotel will contact the owner and follow their instructions.

    Shipping costs for returning lost items will be paid by the guest.

    *If the owner cannot be contacted or is unknown, the item will be kept for 7 days (including the day it was found) and then handed over to the nearest police station.
  3. The hotel’s responsibility for storing luggage or personal belongings under the above two paragraphs shall follow the same rules as in Article 11, Paragraphs 1 and 2, respectively.

Article 13
Parking Responsibility

Futaba Hotel does not have a parking lot.

If guests use nearby coin-operated or rental parking facilities, the hotel only provides information about such places and is not responsible for the vehicle, regardless of whether the car key is deposited or not.


Article 14
Guest’s Responsibility

If the hotel suffers damage due to the guest’s intention or negligence, the guest must compensate the hotel for the damage.


Hotel Rules&Regulations

To ensure a safe and pleasant stay for all guests, Futaba Hotel has established the following rules under Article 11 of the Accommodation Agreement.

We kindly ask for your understanding and cooperation.

If a guest does not follow these rules, the hotel may refuse accommodation or the use of its facilities under Article 8 of the Accommodation Agreement.

Please understand that the hotel is not liable for any accidents caused by violations of these rules.


Items Strictly Prohibited from Being Brought into the Hotel

For the safety and comfort of all guests, please do not bring the following items into the hotel.

  1. Animals, birds, and pets.
  2. Service animals such as guide dogs, hearing dogs, and assistance dogs cannot be accommodated due to lack of facilities.
  3. Items that cause bad odors or loud noise.
  4. Explosives, gasoline, or other flammable or combustible items.
  5. Firearms, swords, drugs, or any prohibited items under Japanese law.

Prohibited Conduct&Guest Courtesy Guidelines

  • Please do not distribute flyers or promotional materials, or sell goods within the hotel or on hotel property.
  • Gambling, indecent behavior, or any actions that disturb public morals or cause inconvenience to other guests are strictly prohibited.
  • Please refrain from loud talking, singing, or playing the television or music at high volume that may disturb others.
  • Do not modify or alter hotel facilities, furnishings, or equipment.
  • In case of stains, damage, or loss of hotel property, the actual cost will be charged to the guest.
  • Taking photos, videos, or audio recordings for commercial purposes inside guest rooms or on hotel premises is strictly prohibited.

    *Even private photos or recordings must not be uploaded or used for business purposes on the internet or elsewhere without permission.

Room Security&Safety Guidelines

  1. Please make sure to lock your room when leaving during your stay.
    *For your safety, do not open the door to unknown visitors.
  2. When leaving the room, please turn off the power and unplug any personal electrical or electronic devices for safety reasons.
  3. Smoking is strictly prohibited throughout the building.
    Smoking is only allowed in designated areas in Arakawa City, Tokyo.

    *Under Tokyo law, smoking outside of these designated areas is prohibited.
  4. Do not engage in any activities that may cause a fire.
  5. If smoking is detected in the room, cleaning or repair costs for bedding, curtains, wallpaper, etc., will be charged.
  6. Please check the evacuation route map and emergency exits on each floor, which are provided in your room, in case of emergency.
